What Land Clearing Actually Involves

Land clearing is the whole orchestra of tree work playing at once. A single wooded quarter acre can hold thirty trees, a hundred stumps and saplings, decades of vine tangle, and a surprise boulder or old fence line nobody remembered. Clearing it means felling and processing the standing timber, grubbing or grinding the stumps, mulching or hauling the brush, and leaving soil that a builder, excavator, or landscaper can actually work with. It is equal parts forestry, demolition, and logistics, and the difference between a good clearing contractor and a guy with a bulldozer is what the site looks like, and what it costs you, six months later.

We scope every project around its end use, because clearing for a house pad is not clearing for a pasture, and neither is clearing for a view corridor. A building site needs stumps fully ground or extracted below the excavation depth, organic debris removed so it cannot decay under a slab, and clean separation between the cleared pad and the trees being preserved. A pasture or trail project can often keep ground stumps and use the mulch on site as erosion cover, which saves serious money on hauling. Tell us what the land is for, and the plan, the equipment list, and the price all follow from that answer.

Projects We Clear

New construction sites

House pads, garages, additions, barns, and driveways. We clear to the engineered footprint plus working room, grind or extract stumps below excavation depth, and protect the trees your site plan keeps. Root zones of preserved trees get fenced before the first machine moves, because a builder’s dumpster parked on an oak’s roots kills the tree three years after closing.

We coordinate directly with your builder or excavator on grades, spoil piles, and timing, and our clean handoff means their first day on site starts with work, not with our leftovers.

Overgrown and neglected lots

Inherited parcels, foreclosure properties, and back lots that got away from their owners. Years of volunteer growth, invasive vines, storm deadfall, and dumped debris come out in layers: mulching heads shred the understory, chainsaw crews drop the junk trees, and suddenly the parcel has edges, sightlines, and market value again. Municipal code enforcement letters about overgrowth have a way of arriving at the worst time; we clear cited lots on tight schedules and provide completion documentation for the city.

Storm recovery and hazard reduction

After a major wind event leaves a woodlot flattened, or when years of decline leave a stand full of standing dead timber, clearing is about safety and reset. We remove the widow makers and tangled blowdown that make a woodlot dangerous to even walk, salvage merchantable wood where it exists, and mulch the rest into ground cover. Paired with our emergency tree removal service for the urgent structures first phase, this is how a wrecked property becomes a fresh start instead of a decade of decay.

How We Price Clearing Work

Clearing is quoted per project after a walkthrough, never per acre off a phone call, because two identical acres can differ in cost by a factor of five. The drivers are tree density and size, terrain and wetness, what happens to the debris, and how much finish grading the end use demands. Hauling is the quiet budget killer: every truckload of logs and chips that leaves the site costs money, so projects that can consume their own mulch on site, or sell merchantable logs, claw real dollars back. As broad orientation, light brush clearing runs $1,500 to $3,000 per acre, moderately wooded land $3,000 to $6,000, and dense mature timber $6,000 to $10,000 or more, with small lots carrying minimums that reflect mobilization.

Single large trees inside a clearing scope are priced with the same logic as standalone work, so if your project is really three big removals and some brush, read our tree removal cost guide to sanity check that portion of any bid you receive, ours included. Stump handling across a whole parcel is its own line item, and our stump grinding crews price batch work steeply cheaper per stump than one off visits.

Our Clearing Process

Walkthrough & plan

We flag property lines, keep trees, access routes, and hazards, then scope end use, debris destiny, and timeline into a fixed written bid.

Permits & locates

Clearing permits, tree protection rules, erosion controls, and utility locates all get resolved before iron arrives. Paperwork first, then diesel.

Timber down

Sawyers and machines drop and process the standing trees, working from the access point inward. Keep trees stay fenced and untouched.

Grub & grind

Stumps are extracted or ground to spec, roots grubbed from pad areas, and the understory mulched to ground level.

Finish & handoff

Debris hauled or spread as agreed, rough grade established, erosion controls left in place, and a final walkthrough with you or your builder.

Most residential lots clear in one to three working days once permits are in hand. Larger parcels run in phases, and we sequence them so you always have usable access and a stable, drained site between phases, not a mud field waiting for the next mobilization.

Permits, Erosion, and the Rules Nobody Warns You About

Clearing is the most regulated thing we do, and the rules bite hardest exactly where owners least expect them. Many municipalities require a land disturbance or clearing permit above a threshold area, protect trees over a certain diameter even on private land, and mandate silt fencing and stabilized construction entrances before the first tree drops. Wetland buffers and stream setbacks are federal and state matters that do not care what your site plan says, and disturbing them can stop a project cold. Fines for unpermitted clearing routinely run into five figures, and several cities now require replanting at punishing ratios when protected trees come out without approval.

None of this should scare you off a project; it should scare you off contractors who shrug at it. We handle the permit research and applications as part of every clearing bid, build erosion control into the site plan, and document preserved tree protection so inspections pass the first time. If you want to understand the regulatory landscape before talking to anyone, our plain English guide to tree removal permits covers how the rules work for single trees and scales up the same logic to full site clearing. Ten minutes of reading beats a stop work order stapled to your gate.

Mulch In Place or Haul It Away?

The biggest fork in any clearing plan is what happens to the vegetation, and it is worth understanding your options. Forestry mulching, where a drum head shreds standing brush and small trees into chips spread across the ground, is fast, cheap, and leaves an erosion resistant surface that decays into topsoil. It is the right answer for pastures, trails, view corridors, and lot maintenance. Its limits are size and end use: big timber must still be felled and processed conventionally, and mulch cannot stay under a future slab, septic field, or lawn, where buried wood means settling and nitrogen tie up.

Hauling everything off leaves the cleanest site and is mandatory for building pads, but it puts trucks on the road and dollars on the invoice. The usual sweet spot is a hybrid: merchantable logs sold or kept as firewood, pad areas cleared to bare mineral soil, and the balance of the parcel mulched in place. We will lay out the options and their real prices at the walkthrough, and if you are keeping specimen trees at the edges of the clearing, our trimming and pruning crew can prune them for their newly exposed, windier life while the equipment is on site, which is the cheapest that work will ever be.

The Iron: What Shows Up on a Clearing Job

Homeowners are often surprised by how specialized the equipment list is, and it is worth knowing what you are paying for. Forestry mulchers, either dedicated tracked machines or drum heads on high flow skid steers, do the understory demolition, shredding brush and small trees into mulch in a single pass. Feller bunchers and chainsaw crews handle the standing timber, depending on tree size and ground. Grapple equipped skid steers and mini excavators move and sort the wood, stump grinders or an excavator with a thumb deal with what is below grade, and chip trucks and log trailers carry away whatever is not staying. On wet or sensitive ground we run tracked machines over timber mats so the site is not rutted into a moonscape that costs you grading money later.

The reason to care is bid comparison. A landscaper with a compact tractor can legitimately clear brush, but a bid to clear mature timber from someone without felling experience, rigging gear, and real iron is a bid to learn on your property. Ask every bidder what machines are coming and who is running the saws. The answers separate clearing contractors from optimists with rentals, and they explain most of the price spread between bids that supposedly cover the same scope.

Timelines, Neighbors, and Living Through a Clearing

A clearing project is loud, visible, and briefly dramatic, so a little expectation setting goes a long way. Chippers and mulchers run at conversation stopping volume during working hours; we keep to municipal noise windows and warn you before the loudest phases. Trucks need somewhere to stage and turn around, which occasionally means a traffic plan on narrow streets. Dust is managed with water where conditions demand it, and mud tracking onto the road is controlled with a stabilized entrance, which inspectors look for anyway. Telling your immediate neighbors the dates before we start converts most complaints into curiosity, and we are happy to provide a one page project notice you can share.

Weather moves clearing schedules more than any other service we offer, because saturated ground multiplies both damage and cost. We would rather slip a start date three days than put machines on soup, and your budget agrees. Once finished, expect the cleared ground to look raw for a season: mulched areas gray and knit into soil within a year, graded pads want their erosion controls left alone until construction starts, and preserved edge trees appreciate a deep watering in their first dry spell after the canopy around them changed. We walk every client through the aftercare at handoff, and we are a phone call away when the site does something you did not expect.

Land Clearing FAQs

Do I need a permit to clear my own land?
Very often yes, once the area or the tree sizes cross local thresholds, and always when wetlands or stream buffers are involved. Rules vary block by block, which is why permit research is step one of every bid we write. We pull the permits as part of the job, and the timeline in our bid includes realistic approval time.
Can you clear around trees I want to keep?
Yes, and doing it right is a specialty of ours. Keep trees get flagged at the walkthrough, their root zones fenced to the dripline, and no equipment, spoil, or fuel storage enters that circle. Preserved trees also get a health check, because clearing changes their wind exposure and water table, and a little proactive pruning at clearing time prevents most of the transplant shock style decline people see two summers later.
What happens to the wood?
Your choice: sold as sawlogs where quality justifies it with proceeds credited against the invoice, bucked into firewood and stacked, chipped for on site mulch, or hauled away entirely. Most projects mix all four. We inventory the merchantable timber during the walkthrough so the credit is in the bid, not a vague promise.
How is this different from hiring an excavation company?
Excavators are superb at dirt and terrible at trees; we are the reverse, and we know it, which is why we run the tree phase and coordinate cleanly with your dirt contractor. Bulldozing standing trees tears up soil the pad needs, buries organic debris that decays under foundations, and wastes salable timber. Trees down first, properly, then earthwork: the sequence protects both budgets.
Whats the best season for clearing?
Late summer through winter, generally: the ground is at its driest or frozen, sap is down, wildlife nesting season is over, and mud, the enemy of every clearing budget, is at its minimum. Spring clearing on wet ground costs more in matting, cleanup, and time. If your build is spring scheduled, clear the previous fall and let the site settle over winter.
How much notice do you need to schedule a clearing?
For straightforward lots with no permit requirements, we can usually mobilize within one to two weeks. Permitted projects run on the municipality’s clock, which commonly adds two to six weeks; wetland adjacent work can take longer. The walkthrough and bid cost you nothing and lock in pricing, so the smart move is to start the paperwork clock early even if your project date is soft. We will happily hold a permitted project until your builder is ready.
Can you clear just part of a parcel?
Of course, and partial clears are most of our work. View corridors, fence lines, defensible space bands around structures in fire prone areas, driveway routes through woods, and single acre pads inside larger holdings all get flagged and cleared to a surveyed line. Good flagging beforehand matters more on partial clears than anywhere else, because a mulcher cannot un shred anything; we walk the boundary with you and mark it in paint and tape before any machine starts.
